To determine the license status of a broker:

  1. go to www.ncrec.gov;
  2. click on Licensing;
  3. click on Brokers;
  4. enter the License Number, Name, City, or County of the broker; and
  5. click on Search.

The license record database on the Commission’s website now displays all brokers with an active and inactive license status. If a broker’s license is inactive, a note will be displayed at the top of their license record.

As stated, per Rule 58A .0504(a), a broker who has an inactive license status shall not engage in any activity requiring a real estate license.

This guide is to walk all prospective applicants for a South Carolina real estate license through the license application process.

Get your real estate license in South Carolina

In the state of South California, the main prerequisites for licensure are being at least 18 years old and a US citizen/permanent resident alien.

Another necessary point is to present proof of high school graduation (high school diploma or its equivalent).

Complete pre-licensing education

The state of South Carolina requires applicants to start the licensing process by completing 90 hours of approved pre-licensing education. Pre-licensing education consists of 60 and 30 hours respectively.

In the first place, you should complete 60 hours of Unit I Salesperson pre-licensing coursework. This is the main requirement to fulfill before taking the upcoming exam.

The next step is to complete 30 hours of Unit II Advanced Real Estate Principles coursework. You can finish this course after passing the state exam, but before applying for licensure.

Note that you will not receive your license unless you meet 90 hours of pre-licensing.

After finishing the courses, there will be a final course exam, which you will be taking in the presence of a proctor.

Pass the South Carolina real estate exam

Afterwards you must apply for exam eligibility to the South Carolina Real Estate Commission. When the Commission approves of your application, you can take the state licensing exam within one year.

To register for the exam online, visit this page and schedule a sitting. You should pay $63 per attempt.

The South Carolina real estate exam has 120 questions, which cover both National (80 questions) and State (40 questions) sections.

You will have 200 minutes to finish the whole exam.

To pass the exam, you must score 56/80 on the National section and 28/40 on the State section.

Find a sponsoring broker

Besides passing the exam, you must also find a sponsoring broker. As you may guess, the broker will sponsor your license, as well as let you gain professional experience under his supervision.
